No Cost To The Tenant.     Owners rely on brokers in today's marketplace to expose their properties to prospective tenants and, because of that, have budgeted for brokerage fees.   09Realty will cooperate with the property owner's agent; that is share a fee that has been previously budgeted.  That brokerage fee will be paid by the property owner.  09Realty is at no cost to you, the client.  Since the brokerage fee is going to be paid, it is to our client's advantage to have 09Realty acting as representative.  Although this is the normal fee arrangement, some circumstances arise where it makes sense to modify or expand this approach.  Those circumstances include renegotiating a current lease prior to expiration or lease buy-outs.  In those circumstances, we typically look to our client for our fee based upon a percentage of dollars saved.

Exposure To The Maximum Number of Relocation Alternatives.     With an Exclusive Representation Agreement, 09Realty will expose the tenant's relocation requirements throughout the broker and developer community.  This process will compliment 09Realty own search for the tenant's requirements by encouraging other brokers and developers to submit listings and properties, which they control, to 09Realty.  This exposure to the marketplace is complemented by our local commercial real estate market knowledge and the resources of an "in-house” market research department that is second to no other.  This process will ensure that the client is exposed to all the available alternatives in the marketplace.

Committed Team Member.     09Realty becomes a member of your team.  Knowing that the Tenant has committed to working through them, 09Realty will critically analyze the Tenant's situation, work effectively at establishing positive communication, completely understand the Tenant's needs and concerns, enhance the Tenant's position with owners, and present the alternatives on a detailed and objective, "apples-to-apples" basis.

Develop Thorough Understanding of Alternatives.     09Realty can illustrate and interpret the effects of floor size, column spacing, perimeter-to-core depths, ceiling heights, elevator ratios, loading docks, window ratios, electrical needs and costs, security, effects of CPI, net/gross leases, base year expense stop, loss factors, tenant finish allowances, work letters, and design layout-criteria which many Tenants working alone might ignore or misunderstand at considerable potential future expense or efficiency loss.  We offers the most valued element in every negotiation - the element of maximum leverage.  Very simply, when your building owner knows that you are examining alternative office properties with a broker, as well as considering a lease renewal, our market knowledge and participation in the transaction will enable you to maximize your position with the landlord.

Assure Follow-up.     After the signing of a lease or purchase contract, 09Realty will still be there.  09Realty will monitor the progress of design and construction work, keep abreast of lease or contract conditions and time frames which must be met, assist in the resolution of various problems which might occur, give helpful checklists in planning the actual move and ensure that the relocation is as smooth and positive as it can possibly be.
